The GPT Group engaged Accuraco to revitalise underperforming and vacant tenancy spaces across three key assets: 157 Walker Street in North Sydney, and 32 Smith Street and 60 Station Street in Parramatta. Accuraco quickly assembled a comprehensive Design & Construct tender package covering over ten separable portions, which was released to market.
Following contractor selection, Accuraco led a series of fast-tracked design workshops with GPT to finalise the design scope, budget, and program. This process involved direct input from Building and Leasing Managers and included benchmarking against comparable commercial stock to ensure competitiveness and market appeal.
The resulting tenancy schemes were smartly designed within moderate budgets to deliver several high-quality speculative suites. Each included co-working spaces, meeting rooms, breakout areas, and collaborative zones, along with full demolition and upgrades to building services, Mechanical, Electrical, Communications, Security, and Hydraulics ensuring the spaces were lease-ready and attractive to prospective tenants.
